All incoming revenue to the studio is taxed. (at least in Europe it is) Plus the carrying costs of the room plus the increase cost insurance and possibly city business tax need to be covered. Plus the time (or employee) to keep everything spotless and all core equipment running or instantly repaired / replaced if there is a problem. Plus a very solid client base is required to have the throughput required to even consider doing this. Ugh, I cannot specify a number but its generally going to be better financially to grab some work gloves and a broom and show up at any construction site at 6:55am and take whatever they pay you. Then write music in your head to pass the misery of labour and return with joy to your studio where everything is ready and waiting.
